Landlord-Law (www.landlordlaw.co.uk) is an online legal information service for residential landlords and tenants (in England and Wales UK), written by solicitor and author Tessa Shepperson.
The Local Authority Directory
Local Authorities are of increasing importance in the private rented sector. For example they enforce standards via the Housing Health and Safety Rating System (HHSRS), and are responsible for running a licensing system for some Houses in Multiple Occupation. Many are also involved in running accreditation schemes for local landlords and setting up landlords forums. Some are also running other schemes such as leasing property from landlords to use for their re-housing obligations, and a few will also provide improvement grants.
Local authorities can be particularly helpful for tenants. Many provide impressive advice centres for tenants (particularly in the larger cities and London boroughs), and they are the prosecuting authority for many offences by landlords - for example under the Protection from Eviction Act 1977. They can also assist tenants in other ways, for example by carrying out HHSRS inspections and serving improvements notices on landlords requiring them to carry out necessary repair works. Finally, many tenants who are evicted by landlords will be eligible to be re-housed by the local authority.
